Where we work across San Diego County

We are based at 5560 Ruffin Rd in Kearny Mesa, near the middle of the county, so most of San Diego is a short run rather than an hour of travel built into your quote. There is no travel surcharge anywhere in our normal service area.

The county is not one place, and neither are the jobs

A repair in a 1950s Clairemont tract home is a different job from the same repair in a Scripps Ranch house built thirty years later, and we price and plan for that rather than pretending otherwise.

Older post-war housing across Clairemont, South University City and much of East County still runs on original galvanised supply lines, cast iron drains, two-prong ungrounded outlets and electrical panels sized for a fraction of what a modern household draws. Pre-war bungalows in Lemon Grove add raised foundations and lath and plaster walls, which crack and patch differently from drywall. Inland, in Santee and El Cajon, air conditioning works harder and longer and the sun ages exterior timber, fascia and fencing faster. Nearer the water, in Bay Park and Bay Ho, salt air goes after the metal first: hinges, outdoor fixtures, gate hardware and screen doors.

When a job is bigger than a handyman

Some work is not ours to do. In California a handyman is limited to jobs under 1,000 dollars in total where no permit is required, so electrical panel replacements, rewiring, structural changes, whole-house flooring and full fence replacements all need a licensed contractor instead. We will tell you that on the call rather than after starting. What it costs, and why we do not publish a price list

A flat rate looks helpful right up to the moment it is wrong for you. The same job genuinely costs differently in different houses: swapping a faucet takes twenty minutes where the shut-off valve works and a good deal longer where a thirty-year-old valve refuses to close. Publishing one number for both would mean quoting you something we then had to revise on the day, which is exactly the experience people complain about.

So the estimate is free, it is specific to your home, and it comes before any work starts. There is no obligation to go ahead and no charge for the visit if you do not. If we think a repair is not worth doing, or that replacing a part is better value than nursing it along, we will say so even when the repair is the bigger invoice.
